Welcome to your new neighborhood!
The Trowbridge Company, Inc. is the management company for the condominium. The following information for the Condominium is provided in an effort to answer some of your questions regarding your new residency.

Communicating with the Management Company:
The Trowbridge Company, Inc. and Ron Trowbridge manage several communities. At times, no one may be in the office to take your call and you may need to utilize the voicemail system. Your call will normally be returned within 24 hours or on the next business day. It is imperative that you leave your name, property address, phone number, and a detailed message.
The Board of Directors Meetings:
Meeting notices will be posted at the community bulletin board. Also, the meeting dates are found on the Condominium website calendar. Meetings are normally held on the second Monday of the month.
Use Restrictions:
There are multiple use restrictions. Owners and Occupants should consult the Declaration and Rules and Regulations posted on the website.
Alterations:
Exterior modifications to your Condominium require Board approval and your written requests are considered at the normal Board meetings dates.
Trash Collection:
Republic Services of Florida, (813) 265-0292, is the new contractor for this neighborhood. Contact County Solid Waste Disposal at 813-272-5680 directly for answers to any questions you may have regarding service or to schedule special pick-ups. Trash containers, recycle bins, and yard debris may only be displayed at the end of driveways between 6:00 p.m. the day prior to pick-up until 6:00 p.m. the day of pick-up. Large items such as refrigerators, furniture, boxes, etc. require special pick-up arrangements. Call County Solid Waste at (813) 272-5680 for arrangements. Garbage is collected Wednesday and Saturday. Recycling and yard waste is collected on Thursday.
Pets:
A Unit Owner or approved Lessees or Tenants of Units may keep no more than one (1) indoor cat and one (1) dog, provided the pet does not weigh more than 50 pounds at mature weight. Cats may not roam freely. All pets must be leashed and waste collected immediately by the handler/owner.
Vehicles:
All vehicles must be registered with the Condominium and display San Marino Bay decals. A vehicle registration form is available here. There is no street parking. All parking must be in driveways or permitted parking spaces. No parking on the grass. No repairs to vehicles. No boats, trailers, RVs, or commercial vehicles. Maximum speed is 15 mph. Vehicles in violation are subject to being towed. The roads within the Condominium are private.
Association Assessments:
Association Assessments effective January 1, 2024, are $ 583.00 per month for base operating expenses and an additional $ 262.00 per month for reserve assessments. Assessments are due and payable on the 1st of each month. Remittance coupons should be obtained from the seller. Replacement coupons may be acquired at cost from Management. A late fee of $25 is assessed after the 10th of the month. Water is billed separately.
In October of each year the Board meets to discuss the upcoming budget to determine the amount of assessments for the upcoming year. Notification of the meeting will be posted.

Water and Utilities:
Water is billed separately to each unit. The contractor for water billing and collection services is Think Utilities at (727) 456-2081. The condominium pays for water and is then reimbursed by the individual unit owner through Think Utilities. As is the case for all assessments, non-payment results in a lien and possible foreclosure of the condominium unit. Cable/FiOS/Telephone is contracted individually by the unit owner.
Association Governing/Legal Documents:
You should have received a complete set of the Association Governing/Legal documents including rules and regulations either from the seller or a realtor. If you did not receive the documents, please notify our office. Additional copies may be obtained from management for a fee of $65.00. Documents are also posted on the website.
Bayport Colony Property Owners Association, Inc.:
There is a master association to which assessments are also remitted on an annual basis. Unit owners should contact Greenacre Properties at 813-600-1100 for relevant information. The master association is responsible for the tennis courts, playgrounds, fresh water lakes, dam, boat lift, and master common grounds.
Occupants:
All unit occupants must be identified and registered through the application process.
Right of First Refusal on Sales and Leases:
The Governing Documents are very restrictive regarding the sale or lease of a condominium unit. Owners should become totally familiar with these provisions contained in the documents. There is an application form which must be submitted. The form may be obtained off the website in the Rules and Regulations section.
